Refurbishment, alteration and extension of an existing office building to provide 55,000 ft2 GIA of new Grade A office accommodation in the heart of Birmingham's CBD.

At ground floor the works on Colmore row comprised the stripping out of three existing retail units to provide a new shell for HBOS, HSBC and Marks & Spencer.

The office floor plates had two lightwells infilled with new reinforced concrete composite floors; four pipe fan coil air-conditioning using modular units all pre-piped and wired off site as modular construction, metal suspended ceilings, raised access floors and a high quality of interior joinery and finishes throughout.

Externally the limestone walls were cleaned with new double glazed windows installed into existing openings which all had to be measured individually.

A new sixth floor was added to provide an attractive mansard roof finished with lead to provide an additional 6,000 ft2 GIA of open plan office accommodation.
